We get the same questions every week: Is this like a security system? Isn't my neighbor enough? Here are the answers to key questions homeowners have when looking for home watch services.
What is a home watch service?
A home watch service is a scheduled, visual inspection of your home while you are away. We walk the property inside and out, check for leaks, storm damage, pests, odors, security issues, and measure humidity and temperature against your thermostat. We report everything we see to the homeowner so you can address any problems and prevent future ones. We are fully insured, bonded, and background-checked.
How does it work?
We set up a schedule that fits your home: weekly, bi-weekly, monthly, or as needed. After each visit, you get a color-coded email report with a general overview of every area checked, plus a link to a detailed, GPS-stamped report with photos. Anything that needs attention is called out in the report. If it is time-sensitive or an emergency, we call or text you right away. Clear, timely communication is key.
What happens during a visit?
We complete up to 50 checks each visit, tailored to your property, and covering the interior, exterior, pool, plumbing, and security. We can add or remove items at your request. Need more? See our list of concierge services below.
What are concierge services?
Concierge services go beyond the standard checklist. You can authorize additional services and pay in advance. These services are billed separately from your home watch plan.
- Vendor coordination: scheduling/working with contractors and service providers for you
- Package management: packages retrieved, secured, or forwarded per your instructions
- Vehicle and golf cart battery checks (trickle charger)
- Vehicle cycling: vehicle started, driven, and secured once a month
- Vehicle receiving and shipping coordination
- Mail forwarding: mail collected and sent to the address you designate
- Additional plant watering beyond two plants
- Pre-arrival home prep: AC set, lights turned on, jacuzzi heated, pool topped off, weeds pulled, groceries picked up and put in the fridge, or other tasks to ensure your home is ready for your return
- Storm pre-check: preparation and securing before a storm
- Storm post-check: damage assessment with photos after a storm
- Onsite issue cleanup: light cleanup of problems found during a visit, for example leaks and water spills, spoiled food from a broken fridge, storm debris on entries and the lanai, water-damaged items like soaked rugs and boxes, or light vacuuming of dead bugs
Don't see what you need? If it relates to your home, we can probably help.
Is a home watch service the same as a home inspection?
No, though both help catch problems early. A home inspection documents a home's condition, usually for a sale or new construction, and a state-licensed inspector performs it. A home watch service is ongoing. We look for anything out of the ordinary, and if something changes, we'll notify you so you can take action.
Who needs a home watch service?
While you're away
- Snowbirds and seasonal residents
- Second-home owners
- Anyone who wants experienced eyes spotting problems early
- Anyone who wants to know the home is secure and hear about anything concerning
- Owners who want help preparing for and recovering from storms
Properties you can't always reach
- Owners of multiple vacation homes
- Real estate investors with vacant or between-tenant properties
- Homes on the market, for owners, agents, and their clients
- Vacation rental owners who want the home checked before and after guest stays
Extra help while you're in town
- Owners who need a hand coordinating vendors, deliveries, and repairs
- Seniors who want a trusted hand with vendors and deliveries
- New homeowners getting settled
- Family caring for a loved one who's away from their home, local or overseas
- Owners with renovations or storm repairs who need someone to meet contractors
Is a home watch service the same as home security?
No. Home security is the hardware and practices that protect a home from crime, like alarms, locks, and cameras. A home watch service catches what hardware cannot: a slow leak, a musty smell, a malfunctioning AC, signs of pests or rodents, a broken fridge, a chirping smoke detector, or a stain on the ceiling.
Is a home watch service the same as house sitting?
No. A house sitter stays at your home. Each home watch visit is a snapshot of your home at that point in time.
Does it include pet sitting?
No. We do not provide pet sitting.
How will my neighbors know a home watch service is there?
We arrive in uniform with a clearly marked vehicle, so it is obvious a professional service is on site.
My neighbor looks in on my home. Isn't that the same?
A neighbor looking in on your home is a kind favor. A home watch service is an accountable professional service, with a consistent schedule, a consistent checklist, and a report after every visit.
How is a home watch service different from property management?
Property managers run the business side of a property: screening tenants, collecting rent, coordinating maintenance, and handling paperwork and communication with owners and agents. Many also offer a home watch service as part of their property management service.
"We love knowing that when we are away, the person we have entrusted with the care of our home is someone we know and trust. Michele documents each visit with an easy to understand report with photos."
